Melbourne auction results: Coincidence at Thornbury auction leads to strong sale

Events came full circle at the sale of a brand new, three-storey townhouse in Thornbury.

The two bidders, who were both mothers with teenage kids, fought it out a midweek auction for the four-bedroom property at 129A Collins Street – which was built by another single mother with children around the same age.

McGrath Northcote agent Luke Brizzi said it was a “coincidence” that worked in the vendor’s favour.

“(The seller) had nailed the design and overall feel and ambience of the property (for that demographic),” Mr Brizzi said.

“It ended up selling for $1.787m – (we were) wowed.”

“The vendor was happy to sell at $1.7m. Some of the townhouses in the area have been averaging 1.45m so it was definitely an extraordinary result.”

The boardroom auction of the modern family home was bought forward two weeks after an early offer of $1.7m – well above the listing’s $1.5m-$1.55m asking price – put the residence on the market.

Drawcards included a timber and glass “floating staircase” that lead to the open-plan kitchen with a fireplace, a single-car garage plus a third-floor rooftop balcony with views of the CBD and Dandenong Ranges.

“She put extra money into building the rooftop especially, but the risk paid off because there’s nothing in the area that can competition with that rooftop and views.”
